Apartner is seeking an experienced and polished Property Manager to lead a multi-unit residential community in Pinellas Park. This opportunity is ideal for a proven leader who thrives in a competitive market and brings strong operational, financial, and marketing expertise.


Position Overview

The Property Manager oversees all daily operations of the community, including financial performance, leasing and marketing strategy, resident retention, physical asset management, and team leadership. This role is responsible for maintaining optimal occupancy, maximizing income, and preserving the value of the asset.


Primary Responsibilities

  • Oversee budgets, financial reporting, leasing, advertising, pricing, and physical operations

  • Maximize Net Operating Income (NOI) through cost control and revenue enhancement strategies

  • Direct rental activity, rent collections, and ensure compliance with landlord/tenant laws

  • Develop and execute marketing initiatives while maintaining strong knowledge of the local market

  • Conduct regular property inspections to ensure high standards

  • Oversee maintenance operations and assist with emergencies as needed

  • Recruit, train, motivate, and hold team members accountable

  • Set clear performance expectations and foster a high-performing team culture

  • Communicate effectively with ownership and the Regional Director

  • Perform additional duties as assigned


Qualifications

  • 2–5 years of residential property management experience

  • Strong financial and budget management skills

  • Proven leadership and team-building ability

  • Marketing experience, including outside marketing efforts

  • Proficiency in Yardi and Microsoft Office (Word, Excel, Outlook)

  • Knowledge of Fair Housing and EEO laws

  • Strong communication, customer service, and sales skills

  • Professional presence and positive attitude

  • High school diploma required; college degree preferred

  • Flexible schedule, including occasional weekends and travel

  • Valid driver’s license, automobile insurance, and reliable transportation
